The main theme in One Park is "dynamics".

The building is mixed-use: Residential, Offices, Commercial, underground parking.
With its functional mix and location, the project will provide its residents with a balance between communication, convenience, time saving and exciting urban life, yet close to nature.

One Park occupies a key position in one of the fastest developing urban areas - Business Park Sofia, a dynamic hub for living, working and an active urban rhythm. Near to the metro and quick access to the Ring Road, One Park is at the center of connectivity - to the city, business and nature. In this project, mobility, convenience and quality of the environment are not extras, but a lifestyle.

Functionally, the building is divided vertically into a public and residential part.
The ground floor is occupied by Retail, first to the sixth floors are offices, the following floors to the top of the building are allocated different types of Residential units - from one-bedroom apartments on the lower floors of the building to spacious penthouses on the last two floors.
On the first residential floor are provided additional facilities for the residents: Gym, Children's corner, PlayStation zones and Coworking space.

"Dynamics" is the basis of the visual appearance of the building.
The cascade of vertical strips made of unpatinated copper, starting from the top of the building, with an elegant curve changing direction of movement in the lower floors without touching the terrain.
The copper strips unite the complex functional mix but also refer to one of the oldest human activities on Bulgarian lands that continues to present days - the extraction and processing of copper.

The turn of the copper bands before the contact with terrain creates the feeling as the building "levitates" above the busy pedestrian space to the exit of the metro station.
The light glass and transparent first two floors make better contact with the urban space at terrain level and gives it a more human scale to the large building.
