South Fort, Sky Residence 1 and Sky Residence 2 are three buildings combined in a single multifunctional complex. It includes two 35-storey towers: Sky Residence 1 - apartment building  and Sky Residence 2 - apartment hotel. They are situated on top of South Fort - an 8-storey office building, and three levels of underground parking. There are separate entrances and circulation cores for each of the buildings.

On South Fort’s roof there will be common areas open to Sky Residence’s inhabitants. It will host a sports club, bar, barbecue and landscaped terraces. A kindergarten will be built on the ground floor.

Sports fields and playgrounds will be located on the ground level south of the towers.

Sky Residence will be the tallest residential building in Bulgaria, offering its residents magnificent views towards Sofia, the valley around the city, and towards Vitosha and other surrounding mountains.
 
According to the demand, penthouse apartments could be made available at the top of the building.
