Amari Residence is located on Cherni Vrah Blvd., in one of the fastest developing areas of Sofia. The residential building has ten above-ground floors, stepping back after the fifth floor, and one underground floor.
The urban planning prerequisites: the high building intensity for the area, the non-standard shape of the land plot with a very small face to the boulevard and the characterless surrounding buildings required a creative approach to the project.

This building presents a contemporary interpretation of urban residential architecture, combining a carefully articulated massing strategy with a refined material palette to achieve both visual distinction and contextual sensitivity.

The structure is composed of a series of offset volumes that step back as they rise, reducing the perceived scale of the building and creating a dynamic silhouette. This terraced massing allows for generous balconies and roof terraces on the upper floors, enhancing natural light access and offering private outdoor spaces for residents. The form avoids a monolithic appearance and instead creates a rhythmic progression upward, giving the building a sculptural presence in the streetscape. The recessed areas and projecting balconies create shadows and tonal variation over the course of the day, further animating the façade.

The façade is defined by the interplay of horizontal brickwork and vertically oriented cladding panels. The warm-toned brick establishes a sense of permanence and craftsmanship, while the lighter, vertically ribbed elements introduce contrast and vertical emphasis. This dual-material treatment breaks the surface into smaller components, enriching the texture and depth of the elevation. The vertical bands also serve as a visual counterbalance to the strong horizontal layering created by floor slabs and terraces.

At street level, the base is set back slightly, creating a welcoming threshold and space for commercial or communal uses. This helps activate the pedestrian zone and anchors the building within the urban fabric. The landscaping and small trees along the sidewalk soften the edge and introduce a human-scaled layer to the public realm.

Overall, the building’s design successfully blends modern residential typology with thoughtful detailing. Its stepped form, rich materiality, and articulated façade contribute to a visually engaging and contextually responsive architectural expression. All this makes Amari Residence one of the most distinctive residential projects on Cherni Vrah Blvd.
